Roofing in The Village Built on a Correct Diagnosis
We repair and replace roofs, handle storm damage and install gutters for homes in The Village, Nichols Hills and Warr Acres. Before we quote anything, we find out why the roof is failing: a cracked pipe boot, lifted shingles, rusted step flashing or soft decking. Then the repair goes where the problem actually is.

Roofing Services for Your Home and Your Building
Most of our work is roof repair and roof replacement on houses, along with roof inspections, storm damage repair and gutters. We also handle commercial roof repair and commercial roof replacement on low-slope roofs for business buildings. Every job starts the same way, with a close look at the decking, the flashing and the drainage. A stain on your ceiling often starts several feet uphill from where it shows, so we check the whole path before deciding what to fix.

Roof Replacement
Full tear-off roof replacement that corrects the decking, flashing and ventilation problems so your new roof doesn't fail the way the old one did.

Roof Repair
We trace leaks, lifted shingles and failed flashing back to their real source, then repair that spot with matching materials.
Roof Inspections
A shingle-by-shingle and flashing-by-flashing look at your roof, with photos and a plain written report on what we found and why it matters.
Storm Damage Repair
We separate real hail and wind damage from ordinary wear, photograph what we find and repair the parts the storm actually broke.
Gutters
Seamless gutter installation, re-pitching and repair, with downspouts sized for heavy Oklahoma downpours and every leak traced to its cause first.
Commercial Roof Replacement
Full tear-off or recover of low-slope commercial roofs, scoped from core samples and moisture readings so you replace only what has failed.
Commercial Roof Repair
Leak and damage repair for TPO, EPDM, modified bitumen and metal commercial roofs, with the water's entry point found before any patch goes down.

A Roofing Company That Diagnoses Before It Quotes
Roofing The Village is a local roofing company working for homeowners in The Village, OK and the surrounding metro. We do residential roofing, gutters and commercial roofs, and we approach all of them the same way: find the cause, then fix it.
That matters because plenty of roofs have been patched more than once. Roofing tar smeared over a flashing joint, a shingle face-nailed back down, a pipe boot caulked instead of replaced. Each of those hid a problem instead of solving it, and the leak usually came back. We would rather spend extra time in your attic than send a crew back out for the same stain.

What Moves the Price of a Roof Job
No two roofs price the same, and any number given before someone has looked at the roof is a guess. These are the things that change the cost most. We explain each one as it applies to your home.
Your quote comes after we have been on the roof and in the attic, broken into line items so you can see what each part of the work covers and why it is there.
- Roof size and pitch
- Roofing is priced by the square, which is 100 square feet of roof surface. Steeper pitches need roof jacks and fall protection and take longer to work safely, so they cost more per square.
- The condition of the decking
- Soft, delaminated or rotted sheathing has to be replaced before new underlayment goes down. We can often spot it from the attic ahead of time, but some only shows once the old shingles come off, so we explain how that is handled before work begins.
- Layers already on the roof
- A second layer of shingles doubles the tear-off labor and the disposal weight. Code generally caps a roof at two layers, so a house that already has two must be stripped to the deck.
- The roofing product
- A dimensional asphalt shingle, a Class 4 impact-resistant shingle and a metal panel system differ in what the material costs and how long installation takes. Central Oklahoma sees hail most springs, so we price an impact-resistant option next to the standard one when you want to compare.
- Penetrations, valleys and flashing
- Chimneys, skylights, dormers, valleys and plumbing vents all need flashing work. A simple gable roof costs less per square than a cut-up roof with several intersecting planes.
The Order We Work In
Every job follows the same sequence, start to cleanup, and the inspection always comes before any price.
- 1
Your phone call
Tell us what you are seeing: a ceiling stain, shingles in the yard, water spilling over a gutter. We ask a few questions and set a time to come out.
- 2
Roof and attic inspection
On the roof we check flashing, pipe boots, valleys, vents and gutters. Then we climb through the attic hatch and study the sheathing from below, where stains and soft spots show up first. Every problem we find gets a picture.
- 3
Cause, options and quote
We go through the photos with you, name the cause and lay out the repair or replacement that addresses it. Every line of the price is explained before you decide.
- 4
The work
We pull the permit where the city requires one and protect your yard. On a replacement, the sequence is tear-off, deck repair, underlayment, flashing, shingles and ridge vent or cap.
- 5
Cleanup and walk-through
We haul debris, sweep for nails and show you the finished work, including photos of the details that are now covered up.
Why the Diagnosis Comes Before the Price
Patching the wrong spot is the most expensive mistake in roofing. The water keeps coming, the decking keeps soaking, and you pay for the same leak twice.
- 01
We trace water from the stain back uphill
Water runs along the top of the decking and down the rafters before it drips onto drywall. We check the attic for stained sheathing, rusted nail tips and wet insulation, then match what we see to the roof surface above it. The repair lands where the water gets in, not where it comes out.
- 02
Pictures from your own roof
A split pipe boot, an open seam at the chimney counterflashing, a shingle mat bruised by hail: we capture each one on camera and walk you through the shots. You weigh the decision with the same evidence in front of you that we have.
- 03
A straight repair-or-replace answer
If the shingles are still flexible, hold their granules and the decking is solid, a targeted repair usually makes sense. If the mat is brittle, the deck is soft in several places, or there are already two layers on the house, we tell you replacement is the better use of your money and show you why.
- 04
Extra care at edges and openings
Open stretches of shingles seldom leak on their own. Trouble starts where the roof changes direction or something passes through it. So we set drip edge and starter strip at the eaves, run ice and water shield in valleys and around vents, weave step flashing into every sidewall and drive nails inside the manufacturer's nailing strip.
- 05
Your yard covered, your site cleaned
We protect landscaping and the driveway before tear-off, haul away the old roofing and run a magnetic sweeper across the lawn and drive for loose nails.
Roofing Questions We Hear Most
Something not covered here? (405) 704-3659
How do you find where a leak is actually coming from?
We begin indoors, at the stain and in the attic space above it, looking for damp sheathing, rusty nail points and water tracks along the rafters. Then we climb up and check everything uphill of that spot: pipe boots, step flashing along walls, valley metal and lifted shingles. Water can run several feet before it drips, so the stain by itself seldom points to the source.
How do I know whether my roof needs a patch or a full replacement?
The shingles and the deck beneath them decide it. Shingles that still flex without cracking, hold their granules and show damage in only one area are usually worth patching. Brittle or curling shingles, decking that gives underfoot in several places, or leaks that keep appearing in new spots point toward a new roof. Either way, we show you the evidence in pictures.
Do you help with insurance after hail or wind damage?
We inspect the roof and photograph hail bruising, creased or missing shingles and dented metal, then explain what we found so you can decide whether to file. Your insurance adjuster makes the coverage decision, not us. If you file, we can be on the roof during the adjuster's visit to point out what we documented.
What should I check after a hailstorm?
From the ground, look for dented gutters and downspouts, dings in metal vents and piles of granules at the downspout outlets. Those are signs the shingles took hits too. Stay off the ladder and let us look at the roof surface up close, where bruised shingle mats are easier to spot.
Do I need a permit for a new roof?
Most cities in the metro require a permit for a roof replacement, and some require one for larger repairs. We pull the permit where it is required and arrange any inspection the city calls for.
How long does a roof replacement take?
Most single-family roofs are torn off and reroofed in a day or two, depending on size, pitch and how much decking needs replacing. Rain or high wind can push the start date, and we keep you posted if it moves. If gutter work is part of the job, we tell you how it fits into the schedule up front.
Can bad gutters damage my roof?
Yes. Clogged or undersized gutters back water up behind the drip edge, where it rots the fascia board and the first course of decking. When we inspect a roof, we check the gutters and downspouts too, because they are often part of the cause.
Do you work on commercial roofs?
Yes. We handle commercial roof repair and commercial roof replacement, and we diagnose those roofs the same way. Ponding water, failed seams and flashing at curbs and parapets get traced before we recommend anything.
